Villa Cassini
Building under construction
Lisi lake area, Mtskheta Municipality, Georgia
Building area - 821,5 sq.m.
Plot area - 3076 sq.m.
The project is conceived as a dialogue between architectural form and natural landscape. The villa’s design emphasizes volumetric clarity, spatial hierarchy, and contextual integration, ensuring that the built environment resonates with its lakeside setting.
The architectural language is defined by clean geometries, recessed planes, and expansive glazing, which dissolve boundaries between interior and exterior. This interplay of transparency and solidity creates a rhythm of light and shadow, enhancing both privacy and openness. Materiality is approached with restraint and richness—stone, timber, and concrete are orchestrated to establish tactile warmth and structural precision.
Landscape integration is central to the project. Terraces, pathways, and garden zones are choreographed to extend living spaces outward, reinforcing a sense of retreat while maintaining visual continuity with the surrounding terrain. The villa’s orientation and massing are carefully calibrated to capture framed views of Lisi Lake, while optimizing natural light and ventilation.
Functionally, Villa Cassini is designed to balance communal openness with private seclusion. Social areas flow seamlessly into outdoor living zones, while private quarters are articulated with spatial intimacy and acoustic comfort. The project embodies Arestea’s commitment to architectural innovation, environmental responsiveness, and experiential richness, positioning Villa Cassini as a landmark of contemporary residential design in Georgia.
